EICR Inspections in Newcastle & the North East
An Electrical Installation Condition Report (EICR) is a formal inspection of a property's fixed wiring, consumer unit, sockets, switches and circuits. It tells you whether the installation is safe to keep using and what, if anything, needs fixing. A-Lek Technical is NAPIT registered and carries out EICRs to BS 7671 for landlords, homeowners and businesses across Newcastle, Northumberland, Gateshead, Sunderland and Durham.
Clear, plain-English reports, with any remedial work quoted straight away.

Understanding Your EICR Codes
Every issue we find is given a code, so you know exactly how urgent it is:
C1: Danger present, made safe immediately
C2: Potentially dangerous, remedial work required
C3: Improvement recommended, advisory only
FI: Further investigation needed
Digital report issued after every inspection
Any C1, C2 or FI means the report is unsatisfactory. We quote for remedial work straight away and can often complete it on the same visit.

EICR questions answered
How long does an EICR take?
For a typical two or three-bedroom home, usually between two and four hours. Larger houses, HMOs and commercial premises take longer. We give you a time estimate when you book.
Will the power be off during the inspection?
Yes, for short periods. Each circuit has to be switched off while it is tested, so expect brief interruptions. For shops, offices and other businesses we can test out of hours.
How often does a rented property need an EICR?
In England, at least every five years, or sooner if the last report says so. Landlords must give existing tenants a copy within 28 days, new tenants before they move in, and the local council within seven days if it asks for one.
How often should homeowners have one?
Every 10 years is the recommended interval for owner-occupied homes. It is also worth having one when buying an older property or before major renovation work.
What happens if the report is unsatisfactory?
An unsatisfactory report means at least one C1, C2 or FI item was found. We explain each one in plain English and quote for the remedial work, which can often be done on the same visit. Landlords must complete the work within 28 days, or sooner if the report says so, and confirm it in writing to the tenant and the council.
